Our Canberra Buyers Agent Buying Process.
Buying property in Canberra involves a lot of moving parts. Our process takes you from first conversation to settlement in four clear steps, with Ben on your side throughout.
Buying a property means making big decisions quickly, often against selling agents who negotiate every day. Knowing what a property is really worth, what to check before you commit, and when to walk away all takes experience and a clear process.
That's where Deal comes in.
Deal Buyers Agency works exclusively for buyers - not sellers. Our process is the same whether you are buying a first home, your next home or an investment - a clear brief, a thorough search, independent assessment and firm negotiation.
No guesswork. No overpaying.
Just a smart, proven process from brief to settlement. That's Deal.

About Us
Meet Ben Power, lead Deal buyers agent. Ben has over a decade of experience helping Canberra locals navigate life's big property transitions - from first homes to family homes, and everything in between. He understands that buying property isn't just a financial decision, it's a life-changing one.

Our Proven Steps
One.
Strategy & Buying Brief
It starts with a conversation about your goals, budget, timeframe and must-haves. We talk through where your finance is at, agree on target suburbs and property types, and turn it all into a clear buying brief that guides the search.
Two.
Property Search & Shortlist
We search across Canberra to identify properties that genuinely match your brief, inspect them on your behalf and present a shortlist with our honest view of each. This includes off-market properties and upcoming listings.
Three.
Property Evaluation & Due Diligence
Every shortlisted property is assessed for value, condition and long-term suitability. We research comparable sales, review the building and pest reports the seller provides, and coordinate contract review with your solicitor or conveyancer - so you know exactly what you are buying.
Four.
Negotiation & Purchase
We negotiate directly with real estate agents to secure the best possible outcome, whether at auction or through private treaty. Once your offer is accepted, we help manage the key dates, conditions and pre-settlement inspection through to settlement day.

Thank you so much for your expertise, support, and professionalism in getting my home. So exciting! Having you on board in the lead up and to bidding on the day, it totally changed the experience for me and increased the chances of success. I felt in such good hands and guided and knew that you had my best interests at heart all along the way. Many thanks and you are so good at what you do.

Ben was extremely professional and diligent. Our housing needs changed a couple of times during our search. Ben remained motivated and accommodating. The challenge of finding a new home from a different country was made significantly easier thanks to Ben. We could not have achieved the same outcome in securing our new home without Ben’s services.

How does the buyers agent process work?
Our process has four stages: strategy, search, evaluation and negotiation. We start by understanding your goals and budget and turning them into a clear buying brief, then search the whole Canberra market, including off-market and pre-market properties, for homes that match it.
Each shortlisted property is inspected and independently assessed for value, condition and risk before you make a decision. When you are ready to proceed, we negotiate price and terms or bid for you at auction, then help manage the steps between contract and settlement.
Throughout, we work exclusively for you the buyer, not the seller, so the advice you get at each stage is about what is right for you.
How long does the buying process take?
It varies with how specific your brief is, your budget and how active your target suburbs are at the time. A flexible brief in a well-supplied suburb can move quickly, while a very specific property type in a tightly held pocket naturally takes longer.
One of the real advantages of using a buyers agent is access to off-market and pre-market properties, which can shorten the search and let you buy before a property reaches the wider market. Having your finance organised before the search begins also means you can act as soon as the right property appears.
Once contracts are exchanged, the time to settlement is set by the contract terms, which we negotiate to suit your circumstances.
What do I need before I start working with a buyers agent?
You do not need to have everything worked out. Most clients come to us with a rough idea of their budget, the kind of property they want and the areas they are considering, and the first strategy session is where we sharpen that into a clear brief.
It does help to have spoken with a mortgage broker or lender so you know your borrowing capacity, and ideally to have a pre-approval in place before we start inspecting. It is also worth engaging a solicitor or conveyancer early so contracts can be reviewed without delay.
If you are not there yet, that is fine. We can talk through where you are up to and what to put in place first.
What happens after my offer is accepted?
Once your offer is accepted and contracts are exchanged, the deposit is paid. In the ACT, the seller must provide building and pest reports with the contract, and a private treaty purchase usually comes with a five business day cooling-off period unless it is waived. Auction purchases have no cooling-off period.
We keep track of the key dates, coordinate with your solicitor or conveyancer and your lender, and go back to the selling agent if something needs to be negotiated. Before settlement, a pre-settlement inspection confirms the property is in the condition you agreed to buy it in.
On settlement day the balance is paid, ownership transfers and you collect the keys. To talk through the process for your purchase, contact Ben on ben@dealbuyersagency.com.au or 0438 867 822.
