Our Proven Steps

One.

Project Strategy & Budget

Renovate, knock-down rebuild, dual occupancy or a small multi-unit project? We help you define the project, assess your budget including construction, finance and holding costs, and build a clear acquisition strategy around the outcome you want.

Two.

Property Search & Shortlist

We search across Canberra's established and emerging suburbs to identify blocks and properties with genuine renovation or development potential - looking at zoning, block size, orientation and street appeal. This includes off-market properties and upcoming listings.

Three.

Property Evaluation & Due Diligence

Every shortlisted property is assessed for value, condition and project feasibility. We look closely at zoning, the lease purpose clause, easements, heritage and tree constraints, building condition and comparable sales - so the numbers stack up before you commit.

Four.

Negotiation & Purchase

We negotiate directly with real estate agents to secure the best possible outcome, whether at auction or through private treaty. We help manage the full process, including the right conditions and settlement terms, so you can move into your project with confidence.

FAQs

If you have any specific renovation or development questions, please just reach out to Ben and the Deal team here.

  • Is Canberra a good market for renovation and development?

Canberra has a large stock of older, established homes on generous blocks, particularly in the inner north, inner south, Woden, Belconnen and Weston Creek. Many of these homes are ready for renovation or replacement, which creates opportunities for buyers who can see past the current condition and add value.

The opportunity depends on buying well. ACT planning rules, the leasehold system and construction costs all shape what a site can deliver, and the margin between a good project and a poor one is often set on the day you buy. Our role is to help you find properties where the purchase price leaves room for the project to work.

From the first strategy call to settlement day, we manage the process so you can buy with confidence. Just contact Ben on ben@dealbuyersagency.com.au or 0438 867 822.

  • What does a buyers agent do for renovators and developers?

A real estate agent works for the vendor selling the property. A buyers agent works exclusively for you, the buyer.

For renovators and developers, that means identifying properties with genuine potential - including off-market opportunities - checking zoning and lease details early, comparing recent sales to understand the likely end value, and negotiating a price and conditions that protect your project. We also help you line up the right independent advice, such as building inspectors, town planners and conveyancers, before you commit.

  • What should I check before buying a property to develop in Canberra?

Canberra's leasehold system means every block has a Crown lease with a purpose clause, and the Territory Plan zoning sets what can be built. If a lease needs to be varied to allow more development, a lease variation charge may apply. Easements, heritage listings and regulated trees can also limit what is possible on a site.

It is also worth checking the property's history, including whether it appears on the ACT Government's loose-fill asbestos (Mr Fluffy) register, and getting a building and pest inspection for any home you plan to renovate. We recommend seeking advice from a town planner or building certifier and your conveyancer before you commit.

  • How do I know if a renovation will add value?

A renovation adds value when the finished property is worth more than the purchase price plus the full cost of the works, including holding costs and fees. The most reliable guide is recent sales of renovated homes in the same street or suburb, which show what buyers are actually prepared to pay.

It also pays to understand the price ceiling for the suburb, so you do not over-capitalise. We assess each property against comparable sales and its likely end value before we recommend it, so you can make the decision with clear numbers.
